Site Constraints for England: Every Designation and Heritage Entry, Ready for GIS
What touches your site? Load the region, zoom to the red line, and see every designation and heritage entry around it, with its source.
For architects, developers, planning consultants and land buyers screening a site before an appraisal, a pre-application meeting or a formal search.
What is in the pack
- Council designations: conservation areas, Article 4 direction areas, tree preservation zones and brownfield register sites, as each planning authority has published them to planning.data.gov.uk.
- Flood zones 2 and 3: the Environment Agency's Flood Map for Planning (rivers and sea).
- Green belt and nature: green belt, national parks, National Landscapes (AONBs), Sites of Special Scientific Interest, Special Areas of Conservation and ancient woodland.
- Heritage: every listed building, scheduled monument, registered park and garden, battlefield, protected wreck and World Heritage Site, with its grade, dates, a link to the official list entry and its latest Heritage at Risk status. Mapped boundaries where the list publishes one.
- District hazards: radon (share of the district affected and highest class), properties in each river and sea flood-risk band, and projected coastal erosion to 2055 and 2105.
- Council coverage table: which designation layers each planning authority has published, so you know when to check with the council.
Good to know
- A screening dataset, not a legal search: it does not replace the council's local land charges search or a formal flood risk assessment.
- Councils publish their layers at different rates. A layer missing for a council means it has not published it, not that there is none; the coverage table shows which.
- Listed buildings are one point per list entry, not the building's curtilage. Radon, river and sea flood counts and coastal erosion are district figures, not per site.
- Sites within about 2 km of a regional boundary appear in both regions' packs.
